Home: Ladner neighbourhood (Delta)
Ladner is Delta's oldest village, and retains much of its historic fishing-industry-hub charm and is now home to approximately 20,000 working- and middle-class residents. Delta’s civic centre is in Ladner, and includes a Leisure Centre. The main commercial district is complemented by two small malls, and the area is surrounded by agricultural flatlands of the Fraser River delta. The area is pretty, but has heavy weekend and holiday traffic with tourists heading to Victoria and the Gulf Islands via the nearby Tsawwassen ferry terminal. There are often traffic bottlenecks at the Massey Tunnel underneath the Fraser River.

There is plenty of variety in housing, with '70s ranchers, character homes, duplexes, three-bedroom executives, new waterfront townhouses, low-rise condos with river views and strata-title floating homes.
Schools
Ladner’s schools are part of the Delta School District. Ladner has 6 elementary schools, a junior high and one high school. French immersion is offered at several schools in the community.. Kwantlen College has its campus in Richmond’s core, and offers a variety of two-year programs to an average of 4,000 students.
Shopping
There are two shopping areas & malls in Ladner, though many residents head up to Richmond’s several larger malls for their power shopping.
Recreation
With its position on the junction of the Fraser River and the Strait of Georgia, recreation is predominated by the water. West of town on the Fraser River is the Reifel Bird Sanctuary, a 400-hectare reserve for migratory birds. Deas Island Regional Park is just east of town in the middle of the Fraser River. Residents also head south toward Tsawwassen and Boundary Bay for its nice beaches.
