Home: Richmond Community
Richmond sites on Lulu Island, south of Vancouver. Once a region of farms and scattered housing, it has grown up into a real city, though a rather flat and relatively featureless one. Farms still predominate in the east, and the west remains a middle- and upper-income bedroom community, but central Richmond is one of the most heavily developed areas outside of downtown, home to many strip malls and big boxes, not to mention almost a dozen legitimate shopping malls, half of them geared to an Asian clientele. Over the past decade a tremendous influx of Asian immigrants has transformed this island in the delta.
Richmond is the most auto-dependent community in the Lower Mainland, with no SkyTrain service. Traffic congestion is a daily problem, particularly on Number 3 Road, where all the shopping malls cluster. Richmond is bisected by the north-south Highway 99, which connects Vancouver with the US border, the Tsawwassen ferry terminal and the Fraser Highway. One of the best things about Richmond is its immediate proximity to Vancouver International Airport.

Homes in Richmond run $705-735,000; attached homes run 442-456,000 and condos run $303-311,000.
Housing is mostly suburban-style single-family low-rise homes in the south and west. The central area is predominantly highrise condos.
Schools
Richmond has 41 elementary, 9 secondary and 8 independent schools. Kwantlen College has its campus in Richmond’s core, and offers a variety of two-year programs to an average of 4,000 students.
Shopping
Richmond has several key shopping centres, most clustered along No. 3 Road near Richmond’s city centre, including Richmond Square, Richmond Centre and Landsdowne Park. Also along Number 3 Road is the largest accumulation of Asian-oriented shops and malls in the Lower Mainland.
Recreation
With its position between two arms of the Fraser River and the Strait of Georgia, recreation is predominated by the water. There are 80 kilometres of bike trails along the dikes around Lulu Island, and connnecting the various communities. The seawall along the western edge of Lulu Island along Sturgeon Bank offers great Island views while running, biking, or inline skating. The city has over 1,200 acres of park land and many pools, tennis courses, golf courses, and playing tracks. There two main locations for recreational "sportsplexes": around Minoru Park at the city centre, and near Steveston highway & Number 6 Road, to the east. Both areas also have a number of movie theatres.
